What kind of winterizing is required for our Maine climate?
The first component we look at is the insulation envelope to see if the attic cap or top floor ceiling has an adequate amount of insulation. The sloped areas need to be full and any side walls should be filled with side wall insulation. The recommended r-value for attics is 49. The installation is crucial, to prevent voids and areas with direct heat loss. If any gaps are created between the insulation and the studs, condensation may occur and moisture will appear on the backside of the sheetrock. These gaps will most likely create moisture in the wrong part of the insulation system, with the possible formation of mold. Migration of air from inside to outside carries moisture; when it hits cold, water is formed inside the wall system. If the water accumulates in the insulation, the r-value will be reduced. If held against the framing, it will create rot.
Along with insulation, you need to have a moisture barrier of polyethaline closest to the inside wall surface. Some paint products also act as a vapor barrier. The band or rim around the basement, between the top of the foundation and the first floor is crucial. A lot of old houses have no insulation in this area.
Blowing insulation in the side walls would be the next step, along with the replacement of old windows to increase energy efficiency.
The last step is to look at the heating system. If it’s an old boiler it needs to be cleaned and tested.. If not operating at efficiency, the boiler should be replaced.
